اپنی چھت اپنا گھر پروگرام — مکمل رہنمائی 2025The Apni Chhat Apna Ghar Program is a landmark housing initiative by Chief Minister Punjab, Maryam Nawaz Sharif. It targets 1,00,000 affordable houses across all 36 districts of Punjab within four and a half years. The program is executed by Punjab Housing & Town Planning Agency (PHATA) under HUD&PHED.
The scheme targets low-income families living in rented or informal housing. Under Model 3 (most common), eligible plot owners receive an interest-free loan of up to PKR 1.5 million. The repayment structure is: 3 months grace period, then 81 fixed monthly installments of PKR 14,000. Total user repayment is PKR 11,34,000. The remaining PKR 3,66,000 is covered through government subsidy/support — making home ownership truly affordable for low-income families.
The program is also expected to generate approximately half a million jobs through construction activity, contributing significantly to Punjab's economy.

Following 6 conditions are mandatory as per PHATA official guidelines for Model 3 (Interest-Free Loan):
Grace Period (Months 1–3): No installment required. This gives time for construction to begin and the family to settle in. No penalty during this period.
Installment Period (Months 4–84): Fixed monthly payment of PKR 14,000. Total of 81 installments = PKR 11,34,000. The remaining PKR 3,66,000 from the loan is covered through government subsidy/support mechanism — the user never has to pay this amount.

PHATA releases funds in stages linked to construction milestones — foundation, structure, roofing, and finishing. This ensures funds are used for genuine construction and maintains quality standards.

Model 3 (70,000 loans): Interest-free loan up to PKR 1.5M for plot owners (urban ≤ 5M, rural ≤ 10M) to build their own home. Most common for individual applicants.
After online submission, PHATA conducts multi-layer verification — NADRA data, PMT score via NSER, and land records via PLRA. This typically takes 4 to 8 weeks. You will receive an SMS on your registered mobile. Track status at acag.punjab.gov.pk using CNIC and application ID.
