What is Apni Chhat Apna Ghar?

Apni Chhat Apna Ghar is the Chief Minister of Punjab's flagship interest-free housing loan initiative, designed to help low-income families build their very first home. Unlike commercial bank mortgages that charge 18–22% annual interest, this scheme provides a loan of up to PKR 1,500,000 at absolutely 0% interest — meaning you pay back exactly what you borrow, nothing more.

The scheme targets those who already own a small plot of land (up to 5 Marla in urban areas, 10 Marla in rural areas) but cannot afford construction costs. The loan is disbursed in installments based on verified construction progress, ensuring the money is used exactly for building the home.

A 3-month grace period means you do not pay any installment for the first 3 months after receiving the loan — giving you time to start construction before repayment begins. After that, your monthly installment is approximately PKR 14,286 — spread over 7 years (84 months).

This loan is specifically for constructing your first residential home. You must own the plot but not have any other house. Plot expansion or renovation does not qualify.

  • You have a clean credit history — not a bank defaulter
  • You have a clean criminal record
  • Your plot has a proper Registry or Fard in your name

  • The plot does not have a clear title — disputed or court-contested land
  • You want the loan for plot purchase, renovation, or expansion — construction only

Plot Size Limit Important Note: The plot size limit (5 Marla urban, 10 Marla rural) refers to the plot you plan to build on — not your total land holdings. One Marla = 225 sq ft. So 5 Marla = 1,125 sq ft and 10 Marla = 2,250 sq ft. If your plot exceeds these limits, you are not eligible regardless of income.

Physical Verification

After online submission, a government team visits your plot for on-site inspection and document verification. Cooperate fully and ensure your original documents are ready. This step usually takes 1–3 weeks depending on your district's processing queue.

💡 This is the most common stage where delays happen. Keep your phone accessible and respond quickly to any official calls from the verification team.

Approval and First Tranche Disbursement

Upon successful verification, you receive your loan approval letter. The first tranche of the loan is deposited into your designated bank account. Subsequent tranches are released as construction progresses and is verified by government representatives.

🎉 Your 3-month grace period begins from the date of first disbursement. You do not need to pay any EMI for the first 3 months. EMI begins from month 4.

The plot must be in the applicant's own name. A plot in your wife's name means she would be the applicant, not you. Both spouses cannot apply separately for the same scheme. What if I am self-employed with no salary slips?

Self-employed applicants are eligible. Instead of salary slips, you need 12 months of bank statements showing regular cash flow, and a business registration certificate or NTN if available. Can I get the full PKR 15 Lac as one payment?
